Center City emerged from the recession with a wave of new development, driven not only by local growth but by tenants, investors, developers, visitors and residents from outside the city. Center City is 6% of the city’s land area but holds 42% of Philadelphia’s jobs and attracted 25% of all new in-movers to the city between 2010 and 2014. In the last 25 years, the number of hotel rooms downtown has doubled and the city’s share of the region’s housing starts has grown from 6% to 34%. What is different this time and can it be sustained?
